ABOUT OUR PLANS
We, at Scholz Design, have been providing home designs and related construction plans to homebuilders and consumers in the U.S. and around the world for over 55 years. Scholz plans are designed to Standard National Building Codes with adequate information and details for construction.

You have the option to purchase blueprints or reproducible, erasable vellums, which can be easily modified as needed and from which blueprints can be produced.

When you order home plans or have any questions about our home designs, you will not be serviced by a broker or plan service, you will work directly with our experienced group of professionals: architects, designers, artists, draftsmen, and Scholz Home Design Experts.

The approximate number of full size sheets (22"x 34" and larger) in each set of plans generally varies from 10 to 40 sheets; depending on the home size and other factors in each design. Scholz Design plans include elevations of the front, rear and sides of the home, detailed, dimensioned floor plans including a schematic electrical layout, foundation plan, a selection of cross sections, details, roof and floor framing schematics, fireplace specifications, and design data sheets.

MIRROR (REVERSE) PLANS
A floor plan, in reverse of how it appears in one of our home design catalogs, is available on some homes at no additional charge. Call a Scholz Home Design Expert for additional information on mirror plans.

FOUNDATION
Most of the Scholz Design plans offered in our design catalogs come with full or partial basement foundations. Some, especially single floor ranch homes, may have slab or crawl space foundations. We design, in most cases, for average soil and climatic conditions on a level lot. They may not meet specific state or local requirements or special site or soil variations in different conditions. With such a site or area, we recommend you retain a professional site engineer to redesign the foundations as may be required.

CODES AND REGULATIONS
Scholz Design plans are generally sufficient for obtaining a building permit in most areas. Scholz Architectural Services LLC is also registered to provide the required architectural seal in many states that require such a seal to receive a building permit. In addition, a site plan of your building lot showing the house footprint location is also a normal requirement. However, some state and local governments may include a variety of special codes, zoning and plan sealing requirements. Many are due to specific potentials such as hurricanes, earthquakes, heavy winds, snow loads and flooding, plus, other regional or local differences. In these areas, you may need to retain a local professional engineer to review the plans and possibly make additions and modifications as required.

MECHANICAL PLANS
Due to the tremendous variety of climate and codes in the U.S. and worldwide, the wide selection of system and fuels, Scholz Design does not include any plans for plumbing, heating or air conditioning. Local mechanical contractors usually provide these plans after consulting with the homeowner and/or builder. The schematic electrical layout on the floor plans is only a "suggested" minimum as most homeowners customize their electrical layout according to their needs and lifestyle.

SQUARE FOOTAGE
We calculate the square footage of the plans featured in our home design catalogs from the outside face of exterior frame walls and includes all interior finished and heated floor areas. Not included are: garages, basements (unless in finished, multilevel plans), attics, porches, terraces or bonus rooms which are considered unfinished.
